Notes to Guests

Please note, Ben Huon Manor is an adult-only accommodation, and children below 13 are not permitted unless by special arrangement.
All guests upon entering Ben Huon Manor are deemed to have accepted all these Terms and Conditions, which will apply for the entire duration of the guests’ stay at Ben Huon Manor.
The Owners hope that all their guests have an enjoyable, memorable, and happy stay at Ben Huon Manor.
Payment schedule:
Accepted forms of payment include Visa, MasterCard and Amex.
50% due at time of booking.
Remaining balance due 7 days before arrival.
Cancellations:
We have a moderate cancellation policy to protect our business and strongly advise on travel insurance.
Ben Huon Manor offers the following refunds for cancellations:
100% of payments refundable when cancelled 14 days before arrival or earlier.
75% of payments refundable when cancelled 7 days before arrival or earlier.
50% of payments refundable when cancelled 4 days before arrival or earlier.
25% of payments refundable when cancelled 2 days before arrival or earlier.
0% refundable if cancelled less than 2 days before arrival.

Note on Arrival: Access to Accommodations by Key Pad
All accommodations will have a keypad to access, and guests will be provided with the key code for their stay. If there are any problems with the keypad for access, please call for assistance. If the keypad does not work for some reason, the owners will provide the guest with a key.
Terms and Conditions of Stay at Ben Huon Manor
1. Number of Guests:
This will be determined in accordance with the booking confirmation. If the number of guests exceeds the Booking Confirmation, then this may attract additional charges.
2. Parties and Functions
Guests are not permitted to conduct parties with live music or large formal functions such as weddings unless provided for in the booking confirmation. No camping is permitted on the property grounds, and this includes tents and caravans unless it is part of the booking confirmation. Any unauthorised campers or caravans on the property will be directed by the Owners to remove all tents and caravans from the property, and any costs incurred will be borne by the guest.
3. Deposit
Guests are required to pay a deposit which will be held and returned on departure after the accommodation has been inspected for damage. In the case of damage, the deposit will be used to rectify such damage. If there are insufficient funds in the deposit to do this, then the visa security card left nominated will be debited for the full amount of the cost of rectifying the damage.
4. Supervision of Children
Ben Huon Manor is an adult-only accommodation. Children below 13 are not permitted unless by special arrangement. All guests should be mindful and use common sense and be responsible at all times.
5. Signage
There will be signage throughout the property, and instructions about the features and facilities of the property will be provided. Guests need to act with reasonable due care to ensure that their stay is a pleasant one and misadventure is minimised.
6. Provided with Accommodation
All accommodations have sheets, towels, crockery, and furniture. If guests remove any of the property, the guest who has removed such property will be charged for such removal. If any accommodation is left in a very unclean condition, then a cleaning fee will be charged to the guest.
7. Electricity
There are occasions when there could be power outages, which are outside the control of the owners. The owners will use their best endeavours to minimise any inconvenience to guests.
8. Bushfires
Bushfires are a feature of any Australian rural area. Guests are required to follow the emergency plan in each accommodation and to remain in their accommodations until it is safe to leave if a bushfire occurs.
9. Use of Roads and Walking Paths
The terrain of Ben Huon Manor may present natural features that require attention. Guests are advised to be cautious of potential tripping, slipping, and falling hazards.
10. Inclement Weather
If due to inclement weather or flooding guests are unable to enter Ben Huon Manor at check-in, then the booking may be cancelled, and money paid by the guest will be refunded.
11. Personal Property
The owners are not responsible for the protection or security of any personal property of any guest. Guests should have their own insurance cover available to meet claims for lost or damaged property.
12. Pets are not Permitted
Guests are not permitted to bring their pets onto the property, with the exception of assistance dogs which must be discussed and agreed in advance.
13. Rubbish
Guests are asked to use the kitchen bins for all rubbish. On departure, guests must remove all rubbish from the accommodations into the outdoor bins provided.
14. Items provided by Owner for the Enjoyment of your Stay
The owner will provide all bed linen, towels, and basic food items. For health and hygiene purposes, guests agree to use the provided linens and bedding.
15. Damage to Accommodations
Guests are encouraged to inspect their accommodation on arrival and report any damage immediately. The guest consents to any charges for repairs needed due to damage caused during their stay.
16. Check-In/Out
Please refer to your booking confirmation for specific details.
17. Cleaning / Departure
Guests are expected to leave the property in a tidy state upon departure. Additional cleaning fees may apply for any breach of these conditions.
18. Lost Property
A retrieval fee may apply for any lost property. Guests should contact the owner’s office immediately if property has been left behind or is lost.
19. Strictly No Smoking – Outside Smoking Designated Area
Smoking is strictly prohibited except in designated areas. Proper disposal of cigarette butts is required to avoid any fire hazard.
20. Hot Water and Toilets
Facilities are provided for your comfort. Only toilet paper provided may be flushed due to the septic system.
